The Gonic Mill Complex consists of a 179,218+/- sf former textile mill building constructed in various stages from the early 1900s to the late 1940s and set on 5.27+/- acres, an out building now housing the “Brickstones at the Mill” restaurant, 19.64+/- acres of waterfront land currently zoned Industrial (“I-2″) and a duplex house at 32-34 Church Street. In addition, City officials appear to be very supportive of any plan to turn the formerly 100% industrial/office complex in to a mixed use development by adding residential and, perhaps, even some destination retail components.

Current tenants range from a plating company to a dance, voice and music school. The property is serviced by municipal water and sewer, natural gas and features ample power for just about any use. Five tail board loading docks and three drive-in doors provide flexibility for a variety of tenants. One freight elevator services the four story portion of the building and an empty elevator shaft would allow for the installation of a passenger elevator in the office area.

The building is fully sprinklered (wet system) and has a variety of rooftop HVAC and small furnaces with exterior condensors or water pumps. Several sections of the rubber membrane roof were replaced in the last two years. In addition, the rear parking lot was paved in 2004.
